Speculative New Home Construction priced from $150,000 – $180,000 ranging in size from 1,500-1,800 sq ft.


Site was a pre-plated 3.35 acres located adjacent to the Devine Golf Course. The site allowed for the development of ten (10) residential home lots.

Mesa Development Group (MDG) is always looking for emerging markets and business opportunities in real estate development and construction and this project fit those criteria. Recognizing the ever expanding bedroom community of San Antonio and the new Eagle Ford Shale oil and gas exploration beginning MDG decided to acquire and develop a pre-platted ten (10) lot sub-division in Devine, TX.

MDG placed the property under contract with a 90 day due diligence phase and set about meeting with the city leaders of Devine, TX, civil engineers, road and utility contractors, home designers and contractors. Once everything was approved by the city MDG closed on the land a set the plans in motion.

Mesa Development Group was responsible for the permitting, site development, road construction, utility construction and new home construction. MDG decided to construct four (4) speculative homes in the project and sell the remaining lots

As MDG finished and sold the third speculative home in the project we were contracted to build two (2) additional homes for individual buyers. Additionally, Mesa Development Group sold the four (4) remaining lots to investors out of Baltimore, MD and were contracted to build and sell the first of there investment homes. MDG built and sold the investors first home within 120 days of breaking ground.

Mesa Development Group experienced great success with this project over the course of an 18 month period and is always looking for these types of projects for both itself and investment partners.
